The Housing Evaluation Report offers a limited overview of the condition of a building's components and fixtures. It is not technically extensive and prospective buyers may decide to seek additional evaluation from independent housing inspectors prior to purchasing a dwelling.
There are three main types (and one additional specialty type) of survey a buyer can purchase.
This covers basic structural integrity and highlights problems, including damp, water ingress, roofing construction ,etc as well as anything that doesn’t meet current building requirements, giving an independent and expert view on the property’s value. And offers a guide to weather the asking price is realistic and fair. We also inspect the condition of the outside area including the pool, garden, patio, and terrace.
This survey is for both old and newer properties and those of a non-standard construction. A building survey gives a detailed report on the condition of the property and may highlight issues that should be investigated further before going ahead with the purchase. Along with any recommendations and advisory works that may be needed.
Home condition survey
This tells you about the condition of the property, whether there are potential problems which may arise and need further investigation. And may also hi-light any issues that could possibly be just around the corner.
New-build snagging survey
This is a specialist survey for new homes that will pick up mistakes such as plumbing the hot to the cold tap or poorly finished paintwork. It could be unfinished masonry or carpentry work that needs completing. Your independent inspector will also be able to arrange if necessary for the developer to sort out any defects found. Before any final payments are released.
